The Development Team has identified ten design principles that will serve as a guideline in the development of the Grand Avenue project. These principles were presented to the public in the first round of outreach meetings in October and November 2004 and helped initiate a discussion regarding initial ideas for the project.

The principles are as follows:

 
  1. Make “Grand Avenue” a Destination
  2. Make a Place for Everyone
  3. Create an Active Public Realm
  4. Provide Diverse Living Options
  5. Connect Neighborhoods
  1. Make a Big Impact Day One
  2. Integrate a Mix of Uses
  3. Emphasize Pedestrians and Transit
  4. Add Cultural and Entertainment Uses
  5. Capitalize on the Climate
 
  • Create a distinct area and neighborhood with a memorable identity
  • Locate uses, activities and events at Grand Avenue, make it a “go to” place and a place to live
  • Connect to surrounding neighborhood, civic, historic, and office areas

  • Create accessible, safe and attractive public spaces and an active street environment
  • Provide for a variety of shopping / dining price points
  • Provide retail with universal appeal: bookstores, cinemas, moderate price restaurants

  • Program and plan ongoing activities and events in the Civic Park
